Obstructed weep holes is a common issue found on many properties during a building inspection. When the ground or concrete paths block weep holes it can provide termites with a concealed entry point to the building. It is always recommended to exposed a minimum of 75mm under weep holes to reduce the risk of termite attack and the possibility of water penetration to the building.
Termite damage is not always visible in a pre purchase building and pest inspection, and it is not until the tapper actually goes through an effected area (as in the photo above), or the timber sounds hollow that damage can be found. If no termites are visible in the first instance the Termatrac Device can be used to determine if there is any movement in effected areas.
High moisture readings outside shower areas is another common issue found during a building inspection. The moisture may be from leaking pipes behind the wall or from defective waterproofing within the shower area. High moisture can cause fungal decay (wood rot) to framing timbers, which can then attract termites to the smell of rotting timber and cause further damage.
