Why Do I Need A Timber Pest Inspection?

A timber pest inspection is a report that covers damage caused to properties from termites, borers and fungal decay. In the event termite damage is found we can use the latest in technology to ascertain if there is any movement in the damaged area to determine if there are any active termites or use the thermal sensor to determine if a nest is located within the walls.

The moisture sensor can show possible water leaks which can lead to fungal decay/wood rot and this can attract termites which are drawn to the smell of rotting timber.

A timber pest inspection does not comment on ants, spiders, cockroaches or any other general pest. Only pests that can cause damage to property.

What is a pre sale inspection?

A pre sales inspection can be used by an owner who is preparing to place their home on the market. It is the same as a standard pre purchase inspection report, but it can give the owner the peace of mind the there are no issues in their home, or it can advise of any problems that the owner may want to address before starting the sale process. It should be noted that the report is for use by the owner only and not any other 3rd party, it should not form part of any contract as it can not be used by a perspective buyer so don't let the agent talk you into this.

What is in a building defects inspection?

A building defects inspection is used for newly completed properties and can provide the owner with details of any defect that may be required to be fixed before final handover. Unlike a standard pre-purchase inspection, minor defects are detailed to show what and where the particular defect is. It is unwise to just rely on the builder to tell you what is wrong as they will general only tell you about defects which are easily visible and once handover is complete it may be too late or too much trouble to get the builder back to fix any issues.
